Vacation rentals are not allowed.
The deed restrictions state that the development is comprised of single family homes occupied by the owner and family. Although not stated in deed restrictions, properties can of course be used by relatives and friends of the owner. If a property is leased, the owner is supposed to provide the POA with the name and contact information for the people leasing the property.
The deed restrictions also state that homes are not supposed to be used to run a business (vs. as a residence), there are restrictions regarding parking, noise, advertising/signs, etc. According to the POA Attorney, the deed restrictions state sufficient language to enforce a ’no short term rental’ message. Legally if someone does use the property as a short term (or vacation) rental, the owner will be reminded what the deed restrictions say and hold the owner responsible for having their guests follow rules re: noise, parking, and so on.
Per Texas law, a ’short term’ rental is considered to be any rental of less than 30 days.

Annual Fees are due by March 31
Property Owners agreed by a quorum at the Indian Hills No. 2 Property Owners Annual Meeting on October 21, 2023 to standardize the fees at $150.00 per lot, regardless of whether a lot is improved or unimproved.
Annual Fees are due by January 1
POA Board can charge fixed late fee plus interest of 10% per annum on the outstanding balance. The Board also has the right to take legal action if all fees are not paid in a timely manner.
